Playa Venao sits on the southern face of the Azuero peninsula. The bay opens to the west, so the sun sets over the water roughly 340 days a year. Surf is consistent from March through November and has hosted ISA world championships. The town grew around the wave, not around a resort.

When does Phase 1 of Villa Marina deliver?
Phase 1 (Towers 100 and 200) delivers in 2026. Four of six low-density buildings are already delivered and sold; the final two are under construction now.
How many condos are still available?
Two of six buildings remain in Phase 1. Each building is low-density (two condos per floor). Unit count, floor plans and availability are updated weekly — request the live inventory before deciding.
What does the GVA Hospitality rental program include?
Villa Marina Hotel has operated since 2012. When you are not in residence, GVA Hospitality runs your condo through the same operations system as the hotel: front desk, housekeeping, maintenance, marketing across Cloudbeds, Airbnb and Booking.com. Typical net return runs 8–12% annually after management, HOA and property tax.
Can I get a mortgage in Panama as a foreigner?
Panamanian banks generally do not finance non-residents. Most foreign buyers at Villa Marina structure deals as cash, seller-financed, or through home-country financing. Once you obtain residency through the Qualified Investor Visa, financing options expand.
What is the weather and rental seasonality?
Playa Venao has two seasons: dry (December–April) and rainy (May–November). Surf is consistent year-round but cleanest from March to November. Rental ADR is roughly 30% higher in dry season and 25% lower in low season — those swings are already factored into the ROI model.
Does $395K really qualify for Panama's Golden Visa?
Yes. Panama's Qualified Investor Visa requires a minimum real estate investment of $300,000 USD. A Villa Marina condo meets that threshold. The visa grants permanent residency with no minimum stay requirement and a path to citizenship after five years. Confirm current requirements with a Panamanian immigration attorney.
